Our Design Process

Programming (Pre-Design Phase)
Every successful project begins with understanding how you live and what you envision for your future home. This phase establishes the foundation for the entire design process.
During this stage, we take time to discuss your lifestyle needs, daily routines, and long-term goals for the home. We explore how spaces should function, how rooms relate to one another, and how the design can support the way you want to live both now and in the future.
We also review important planning considerations such as the project timeline, desired architectural style, material preferences, and inspiration for the overall character of the home.
In addition, we begin gathering technical information about the property, including zoning requirements, site conditions, and applicable building codes. Schematic Design
Once your goals and vision are clearly defined, the design process begins to take shape.
During this phase, we develop preliminary floor plans and early design concepts that explore the layout, scale, and architectural character of your home. These drawings allow you to begin visualizing how spaces will connect and how the home will feel when it comes together.
Key elements such as room placement, circulation between spaces, natural lighting, and connections between interior and exterior living areas are carefully studied.

Design Development
During the design development phase, the schematic concept evolves into a more refined and coordinated design.
The overall layout is further developed with careful attention to architectural details, materials, and building components. Floor plans and exterior elevations are refined while structural elements such as framing requirements and roof structures are evaluated.
At the same time, we begin coordinating major building systems and components that influence how the home will ultimately be constructed.
This stage allows the design to move beyond broad concepts and into a more precise and buildable form. By the end of the phase, the home’s layout, structure, and architectural character are clearly defined, preparing the project for the creation of construction documents.

Construction Documents
During this phase, the design team prepares the comprehensive drawing set used to construct your home. These documents translate the developed design into a detailed and highly coordinated set of instructions for the builder.
Construction documents typically include floor plans, exterior elevations, building sections, construction details, and organized schedules describing materials, finishes, and key building components.
In addition to architectural drawings, this phase also includes coordination with structural, mechanical, and other technical requirements that influence how the home will be built.
